7/12 is the current state. Ferfar is the chain that produced it. 8A is the owner’s full village holding. Buyers and lenders who read only the 7/12 miss: an inheritance that never closed, an NA conversion still pending, a court stay recorded only as a mutation remark, a name correction that has not landed. Title opinions that skip Ferfar are incomplete.
3. How to check Ferfar online (e-Ferfar)
Mahabhulekh and Aaple Abhilekh both expose the mutation register for the same district → taluka → village → survey path as the 7/12. Look for फेरफार / mutation / 6-D. Aaple Abhilekh accepts online mutation filing (e-Ferfar) in most talukas — attach the registered deed, ID and the application; the serial number that returns is your ferfar number. Track that serial until status reads sanctioned. Paper filing at the talathi office is still valid where e-Ferfar is not live.
4. How to read a Ferfar entry
Serial number (the ferfar number people search). Filing date. Mutation type: sale, gift, partition, inheritance, NA order, court order, mortgage. Parties. One-line description. Status: filed / in motion / sanctioned / rejected. A sanctioned sale Ferfar should match the registered deed names exactly. A “mutation in motion” after 30 days is a follow-up at the talathi; at 60 days escalate to the tahsildar / SDO.
5. How long a Ferfar takes — and what to do when it sticks
Standard: 30 days at the talathi, then tahsildar, then SDO, then collector for disputes. Online filing digitises faster than paper but does not skip scrutiny. Stuck 60+ days: written query at the talathi, then District Registrar / SDO. Never close a purchase on an unsanctioned Ferfar — the 7/12 will still show the seller, and the bank will not disburse.
