01
The Baner brief, on the ground
Interior designer in Baner is a real, distinct brief - not a template. The micro-market here is pune west - baner–pashan link road, premium-bungalow and redevelopment briefs, and the typical plot size is 1,000 – 3,000 sqft. We have done projects across these plot sizes and we know what fits, what doesn't, and what the local approval regime looks like.
02
Soil, foundation and the right permission
On the ground, Baner means Baner–Pashan link road, Baner road, Mumbai–Bangalore highway (NH-48). PMC area. Most Baner briefs are now redevelopments - replacing an old 1 BHK with a G+2 or G+3 walk-up. Strict FAR and shadow rules. That changes the foundation design, the steel schedule, and the material spec. We do a two-bore soil test on every plot here before we draw a single line, and the architectural plan is FAR-checked and shadow-rule verified against the local DCR before it goes to file.

Quotation, schedule and accountability

The actual quotation depends on plot size, scope, finish and the local approval cost - we share a written, line-item quotation after a free site visit, with a milestone schedule and a written delay-penalty clause. What interior designer means with us.
What an interior project costs in 2026
For a 2BHK of about 900 sqft, full-home interiors run ₹5.5-9 lakh on a laminate-and-BWP spec and ₹11-18 lakh on an acrylic, veneer and stone spec. A 3BHK of about 1,400 sqft lands at ₹9-15 lakh standard and ₹18-30 lakh premium. Per-item bands: modular kitchen ₹1,250-2,400 per running foot (₹3,000+ for handle-less acrylic), wardrobe ₹1,150-2,000 per sqft laminate and ₹1,800-3,000 acrylic, false ceiling ₹70-130 per sqft POP and ₹95-170 gypsum, painting with putty and primer ₹22-40 per sqft, TV unit ₹15,000-55,000, pooja unit ₹18,000-60,000. These are our own contracted 2026 bands for Pune and Baramati, not a marketplace listing - the rate card page carries the same numbers with the source and date on every line.
Design fee vs turnkey interiors
There are two ways to buy interiors, and mixing them is how budgets break. In a design-only engagement we charge ₹65-150 per sqft (or 8-10% of the interior value) for drawings, 3D views and a BOQ, and you execute with your own carpenter. In a turnkey engagement the design fee is absorbed into the execution quote, and we own the carpentry, the hardware, the electrical points, the ceiling, the paint and the handover date. If you already have a carpenter you trust, take the design-only route - we will hand over a dimensioned BOQ you can tender. If you want one number and one date, take turnkey.
The four decisions that set the price
First, carcass material: BWP plywood is the only safe choice in Maharashtra's monsoon belt for kitchen and wardrobe carcasses; MR plywood saves 20-25% and fails at the first leak. Second, hardware: Hettich, Hafele or Blum soft-close channels and hinges add 8-12% to the quote and are the difference between a shutter that aligns in year five and one that does not. Third, shutter finish: laminate is the value option, acrylic and PU are the premium, and both cost more in maintenance than in material. Fourth, scope creep at site: a wardrobe sized after the plaster is a wardrobe that does not fit - we measure the finished site, not the drawing.
Interiors for a house we did not build
About a third of our interior briefs are in homes built by someone else, and the first job there is a site audit, not a mood board. We check the slab level, the electrical point positions, the plumbing chase, the wall plumb and the door swing before quoting, because a false ceiling hides a bad slab but a wardrobe door does not. Where the existing work blocks a design, we say so in writing before the quote rather than discovering it on installation day.
Why Baner is a real, distinct brief.
Baner is now a redevelopment market
Most Baner briefs are redevelopments - knocking down a 30-year-old 1 BHK and rebuilding a G+2 or G+3 walk-up, sometimes with a duplex owner's flat on top. We have done multiple such briefs and know the PMC redevelopment rules well.
What premium home builders in Baner quote
Baner runs on premium Pune-West rates: ₹2,800–₹3,800/sqft standard-to-premium and ₹4,500+ for luxury builds - and the difference between builders is structural. Redevelopment on Baner's narrow lanes needs deep-basement capability, PMC shadow-rule compliance, and a tenant plan where a tenant is involved. We quote redevelopment briefs with the FAR check, shadow-rule check and a written tenant plan included, so the number you see is the number you pay.
